Notes

The participation fee is RM 1,000, about USD 245 at the Bank Negara 11:30 midpoint on 9 October 2026, RM 4.0835 per USD. Processing is RM 5,000 for the principal and RM 2,500 for each dependent. The Forest City floor price is the Johor foreign-buyer policy and is not stored as an investment amount. Sale is barred for 10 years unless the home is replaced by a more expensive one. Business and employment are not allowed. Renewal after ten years is every five years for RM 300. Principals aged 21 to 49 use the other SEZ/SFZ record. The pass does not lead to permanent residence or citizenship.
