Essentials

City
Orte is a comune in the province of Viterbo, Lazio, on a tuff cliff in the Tiber valley, about 60 km north of Rome and about 24 km east of Viterbo. The hill town is the historic centre. Orte Scalo, by the station, is the lower district. The town hall is Piazza del Plebiscito 1. Mayor Dino Primieri. 1 2 4
Population
9,243 residents on 1 January 2026, the ISTAT figure Tuttitalia prints for the comune. Italian Wikipedia still shows the provisional monthly balance of 9,104 on 31 July 2025. The area on the Italian page is 69.56 square km. 1 4
Internet Speed
No Orte-only series was opened. Ookla medians for Italy in September 2026 were 285.86 Mbps fixed and 135.91 Mbps mobile. 8
Currency & Banking
Euro (EUR). The Italy cost prep uses the ECB reference of 19 October 2026, 1 euro = 1.1225 US dollars (0.8909 euro per US dollar), and the Orte cost file keeps that rate. The 90-day file opened on 29 October 2026 runs to the 29 October cube, 1.113. 5 7
Tap Water
Talete runs the public supply. The comune page publishes ASL and ARPA checks, the latest labelled February 2024, and the page was updated on 5 March 2024. Wikivoyage says Italian tap water is safe unless a fountain is signed non potabile. Do not drink Fonte Zelli or Acqua della Breccia: Italian Wikipedia says those springs were already declared not drinkable. 1 5 29
Power
230 V, 50 Hz, Europlug, Schuko and Type L. 5
SIM Card
iliad prepaid needs a passport, and the shop can generate a codice fiscale. Activation is 9.99 euros. The offer page on 29 October 2026 lists GIGA 150 at 7.99 euros, GIGA 200 with 200 GB at 9.99 euros and GIGA 250 at 11.99 euros a month; the country prep of 19 October and the Orte cost file call the 9.99 euro tier TOP 230 with 230 GB. TIM, Vodafone and WindTre also sell prepaid SIMs. 5 6
Banking for Expats
A local account usually needs a codice fiscale, which a shop can generate from a passport. Poste Italiane is on Corso Garibaldi in Orte Scalo. A published fee for opening a non-resident account in Orte was not found. 5 46
Accommodation
Long-term lets, from CaseInVenditaInAffitto: 19 flats in Orte Scalo at 350 to 550 euros a month, mean 419 for an average 61 square metres, and 21 in the historic centre at 400 to 750, mean 550. The Orte cost file puts a typical one-bedroom at 450 a month. CasaLens OMI rental values for the comune run 4.1 to 5.0 euros per square metre a month. 11 15 16
Cashless Friendly
Cards are normal and displayed prices include IVA. A restaurant may add a coperto. A tip is not required, and Wikivoyage says a tip cannot be added to a card slip, so small cash still helps. 5
Short Term Rentals
Hotel Aquila, Via Lazio 4/b, sits a minute from the A1 Orte exit, with rooms above Trattoria dell'Aquila, but publishes no nightly rate. Priced rooms in the comune: Hotel Terme di Orte, 3.4 km from the centre, from 63 euros a night (Hotelmix), and La Locanda San Lorenzo, Strada San Lorenzo, apartments from US$80, about 71 euros (InItalia). Hotels register foreign guests for the dichiarazione di presenza. 5 13 17 18
Budget Accommodation
The cheapest long-term lets are in Orte Scalo, from 350 euros a month (19 listings, 350 to 550). OMI rental values bottom at 4.1 euros per square metre a month, about 230 euros for 55 square metres (CasaLens). 11 16

Business

Studio Purchase Price (City Center)
OMI for the first half of 2026, via CasaLens, puts ordinary homes in B1 Centro Storico at 650 to 1,000 euros per square metre, against a comune average of 838. A 40 square metre studio is about 26,000 to 40,000 euros. 11
Studio Purchase Price (Outside City)
The same OMI tables put D1 Espansione at €700 to €1,000 per square metre. A 40 square metre studio is about €28,000 to €40,000. The floor of that band is higher than the historic-centre floor. 11
1-Bedroom Purchase Price (City Center)
At the OMI B1 band of €650 to €1,000 per square metre for the first half of 2026, a 60 square metre flat is about €39,000 to €60,000. The index is not split by the number of bedrooms. 11
1-Bedroom Purchase Price (Outside City)
At the OMI D1 band of €700 to €1,000 per square metre, a 60 square metre flat is about €42,000 to €60,000. 11
2-Bedroom Purchase Price (City Center)
At €650 to €1,000 per square metre in B1 Centro Storico, an 80 square metre flat is about €52,000 to €80,000. 11
2-Bedroom Purchase Price (Outside City)
At €700 to €1,000 per square metre in D1 Espansione, an 80 square metre flat is about €56,000 to €80,000. 11
Corporate Tax
IRES is 24% and ordinary IRAP is 3.9%. Regions may move the IRAP rate by up to 0.92 points. For 2025 only, PwC describes a cut of IRES from 24% to 20% for companies that reinvest profits. IRAP no longer applies to self-employed professionals. 32 34
Dividend Withholding Tax
26% on dividends paid to resident individuals. PwC says the same 26% is the base withholding on yields from loans and securities, including shares. Interest on government bonds is 12.5%. 35
Tax System
Worldwide. A tax resident is taxed on income wherever it is produced. PwC treats you as resident if, for more than 183 days in the year, counting fractions of days, you are physically in Italy, you have your habitual abode here, or Italy is the centre of your personal and family life. Registration in the population register creates a presumption of residence. 32 33
Highest Income Tax Bracket
43% national IRPEF on income above €50,000 in 2026. The bands under that are 23% up to €28,000 and 33% from €28,001 to €50,000. PwC puts the regional add-on at about 1.23% to 3.33% and the municipal add-on at 0% to 0.9%. The Italy tax profile records an effective top near 47.23%. 32
VAT
22% standard IVA. PwC lists reduced rates of 4%, 5% and 10% for specified goods. Wikivoyage says displayed prices already include IVA, and that restaurants and hotels are in the 10% band. 5 36
Controlled Foreign Company (CFC) Rules
Yes. PwC says they apply when the foreign effective rate is under 15% and more than one third of revenue is passive. If the accounts are not certified, the test is an effective rate under half the Italian IRES that would apply. A substance ruling can switch the rule off. 37
Property Tax
IMU is not charged on an ordinary primary home. PwC gives a national standard of 0.86%, which a municipality may change. Luxury main homes in categories A/1, A/8 and A/9 stay taxable. Orte 2026 council rates were not on a page opened today. The comune does publish TARI forms, without a euro rate on that page. 36
Property Transaction Tax
Buying from a private seller, registration tax is 2% with prima casa relief (minimum €1,000) instead of 9%, plus €50 mortgage tax and €50 cadastral tax. A VAT sale with the same relief is 4% VAT on the price, plus €200 registration tax, €200 mortgage tax and €200 cadastral tax. The relief needs residence in the comune, or a move within the time the deed requires. 38
Attractive Tax System for Digital Nomads
Many passports can stay 90 days in any 180 without a visa. A longer stay for a non-EU remote worker is the digital nomad or remote worker visa. The New York consulate page, still written against 2024 figures, asks for income of at least €24,789 a year, a registered lease in your name, and health cover of at least €30,000. The 7% pension flat tax is only for listed southern regions in towns under 20,000 people, so it does not cover Orte. The 50% impatriate exemption, up to €600,000 for five years, is in the Italy tax profile and was not restated on the PwC page opened today. 32 39 40
