One-year residence permit for a foreigner who owns non-agricultural property in Georgia whose certified market value exceeds the lari equivalent of USD 150,000. A spouse and children can apply on the same basis. The permit can be extended one year at a time while the property is kept. It does not use the five-year investment route to an unlimited permit.

The threshold is a certified market value above the GEL equivalent of USD 150,000, set by an assessor of a body accredited by the Georgian Accreditation Centre. The state fee is GEL 300 for a decision on day 30, GEL 450 on day 20, or GEL 600 on day 10. A spouse or child pays the same fee. USD 115 is the GEL 300 fee at the National Bank of Georgia rate of 9 October 2026, 1 USD = 2.6019 GEL. The residence card is a separate fee, GEL 60 on the 10th working day. The applicant must be lawfully in Georgia. This permit cannot be issued on an ordinary C visa, or to someone whose stay rests only on a visa or residence permit of a country listed in Government Ordinance No. 256 of 5 June 2015. No government or business reference is required. The law does not set a minimum stay. The 183-day absence rule applies to the IT residence permit, not to this one. Article 16(3) allows this temporary permit to be extended for not more than 12 years. The ordinary permanent living permit is available after 10 years on a temporary residence permit. This route does not convert to the investment permit's unlimited residence after five years. A D5 immigration visa uses the same property test, is issued for one year with multiple entries, and is decided in 10 days. It is the visa on this route, not a second investment amount. This permit is not an exemption from the Law on Labour Migration. Paid employment or self-employment needs a separate right to work unless another exemption applies. Aliens may own property and carry on business under the aliens law, subject to that work rule. Tax, citizenship and the residence-card fee are the same as for the investment residence permit. The law says "child", not "minor child", so no child age is stored.
