Set by EB-5 Reform and Integrity Act of 2022 (RIA). TEA = Targeted Employment Areas (rural or high unemployment). Conditional Green Card for 2 years, then petition to remove conditions. Must create/preserve 10 full-time US jobs (not including investor and immediate family). Trump Gold Card program ($1M donation, no job requirement) launched September 2025 as alternative but EB-5 remains active through Sept 30, 2027. Petitions filed before sunset date are grandfathered.
