Five-year renewable residence permit for non-EU investors who buy one property, or take a long-term tourist-accommodation lease, worth at least EUR 800,000 in Attica, the Thessaloniki regional unit, Mykonos, Thira and islands with more than 3,100 inhabitants. The permit does not require a stay in Greece and does not allow work.

The permit is type B.5 under article 100 of the Immigration Code, Law 5038/2023, as amended by article 64 of Law 5100/2024. Absences do not block renewal. The property must stay in the holder's ownership, or the lease must stay in force. Selling it without first buying a qualifying replacement revokes the permit. Spouses or partners can share one property. Any other co-owner needs a share worth the full EUR 800,000. A 100% owned Greek or EU company may hold the property. Inheritance or a parental gift can qualify on objective value, not a new purchase price. The EUR 250,000 change-of-use and listed-building routes are nationwide and are a separate record. Financial investments are type B.4 and startup investments are type B.6. The residence-permit fee is EUR 2,000. The real-estate procedure also charges EUR 16 to print the card. A national visa, when used, is EUR 180. The stored $2,300 remains within 10% of the 8 October 2026 ECB rate. Citizenship is a separate application after seven years of actual lawful residence, with the certificate of knowledge for naturalisation. Holding this card without living in Greece does not complete that residence.
