Migrant visa, issued for up to three years, for a foreigner who owns Colombian real estate worth at least 350 monthly legal minimum wages (COP 612,816,750 in 2026) and keeps it for the life of the visa. Title must be exclusively in the applicant name, and the purchase must be registered as foreign investment with Banco de la República. The visa does not include a work permit. Time as holder counts toward a Resident visa after five years.

The direct-investment route of the same visa (more than 650 SMMLV) is a separate record. The 2026 monthly legal minimum wage is COP 1,750,905, so 350 × that wage is COP 612,816,750. USD figures use the Superintendencia Financiera TRM of COP 3,218.75 per USD on 2026-10-09. Bank statements for the three months before the application must show means to stay in Colombia; no extra income floor is stated. A later visa requires proof that the property was held for the whole previous visa. Any change in the investment must be reported at once. An absence of more than 180 consecutive days in any 365-day period ends the visa. The ordinary type M fee is USD 56 to study the application and USD 204 to issue it. Health coverage in Colombia or an all-risk policy is required. Naturalization domicile is five years counted from issuance of the Resident visa.
